Warranty of Homes and Real
Estate
A Home Warranty can protect both the buyer and the seller. Home Warranties
are sometimes purchased by sellers to protect them in the case that there is
a defect or problem that arises after the new buyer takes possession. This
after-sale liability protection is well worth the cost of coverage.
It is a service contract that helps protect homeowners against the cost of
unexpected repairs and replacements of covered major systems and appliances
that break from normal usage.
A standard Home Warranty usually covers:
Water heater, Heating system, Plumbing system, ductwork, Range, oven, cook
top, Dishwasher, garbage disposal, trash compactor, Electrical system.
A standard Real Estate Home Warranty does NOT usually cover:
Roof, Doors & Walls, Items not built-in and pre existing conditions
identified in the purchase agreement.
Optional Real Estate Home Warranties can include:
Roof, Washer & dryer, Air conditioning, Swimming pools and spas
A Home warranty is usually available through your real estate agent. The
Real Estate Home Warranty company usually pays the cost of the repair minus
and deductible. |
