Inspections of Real
Estate
Termite Inspection
Most real estate lenders require a termite inspection and clearance prior to
lending. Additionally most buyers want to know the house or real estate they
purchase is going to be free from termites and infestation.
There are two "sections" to a Termite report.
Section I is concerned with actual termite or beetle infestation and
dry-rot, caused by moisture.
Examples: Termites in joists and studs. Dry rot, i.e., soft floor.
Section II concerns itself with preventive measures that could lead to
Section I type condition.
Examples: Dirt or wood in contact with wooden structures of the house,
allowing termites access. Or a water leak somewhere that could lead to
dry-rot.
Property Inspection
Along with termite inspections, property inspections are commonly ordered.
Property inspections look to the mechanical and structural health of a
property from the foundation to the roof, including electrical, plumbing and
heating systems. Make sure you have a reputable, bonded Home or Real Estate
Inspector and that you are present when the inspection is being done, Also,
request that any defect be listed in the report along with a list of the
areas and amenities of the real estate that were inspected.
